NFR: Clearlake Real Estate; Advice/info
Gentlemen, a close friend is considering purchasing a lakefront home on Clearlake for vacation/weekend use. I know some of you are lucky enough to have done the same. Any information/advice regarding things to consider, neighborhoods, areas to avoid, etc. would be much appreciated. What might you have done differently? Thanks for your time. Backlash

i had a home in the clearlake oaks area on the water, if i had it to do again i would look for a home in the lakeport area. in 17 years there water came up to my home within 2 inches of flooding. i just sold it in july and got a lot less thann if i had sold it a year ago. stay away from the town of clearlake itsself, a lot of gang s and othetr stuff going on now there. good luck

I live in Hidden Valley Lake (about 15 minutes to the water) and I would agree with John. I would look towards Lakeport or Kelseyville. Clearlake, Clearlake oaks, Nice, and Lucerne I would say have more problems. Look at Lakesheriff.com recent arrests and it will tell you what the crime was and where. You will notice that Clearlake PD has more arrests than the CHP and Sheriff combined.

Not on the water but I moved here in March. West side of the lake from West Riv to Lakeport would be my advice. More expensive, less drug problem but farther from the 5 freeway.

I would stay away from these areas based on the Sheriff's data and my personal experience. www.lakesheriff.com go to the crime stastics and see for youself.

Lakeport - although Lakeport has some very nice lake front homes.
Things to consider when buying lake front - get a sound structural engineering inspection of seawalls, docks and foundations. Consider seasonal issues that will affect water conditions and access to and from your dock/house. Especially important in areas like the Oaks and Lakeport. Nice and Lucerne is being developed and improved by the City. City of CL and Lakeport are the 2 largest towns and come with it's share of issues and conviencenses.
I bought a place off the water in a more rural development with a great view. I am within 2.5 miles to ramps. and I get that sense that I am away from the rat race as I am in a more secluded area - Konotaye - when I am up visiting.

Our family has had a home on Clear Lake since the 60s and we live on the water in Clear Lake park. I would agree that there are some rough neighborhoods, however i think that as long as you are directly on the water you are fine. Some areas are yes less desireable, however it depends more on what location and property you like. I think Lakeport are is nice, but you battle shallower waters, much more weeds, and more maintenace in a longer dock to get to deep water. We live close to monitor island and never are bothered by unwanted guests.
The south will have deeper water, less weeds (comparatively), and still great fishing. I would look all over and focus on the benefits of each house (home size, dock, location). Look at wind directions if you are on the water.
