Post by JamesH »

I haven't looked at property at Clearlake lately but the house that is in the classifieds doesn't really fit my idea of what I could get there for $600k. What do you guys think?

I'm not looking for property yet, probably next year. I was just shocked to see the asking price of that place.

James,

I do not want to comment on any specific place but from what I have seen in that area, the sf bay area, the central valley and the sacramento valley, real estate in general is in a confused state. I am shocked at the price of housing in lakeport for example. I believe the factors are; supply and demand and the simple location of the lake resource which are keeping the prices high. Here in s.f. prices are somewhat down but not by much. In the valley (ripon) they are down but stable. In the outer sacramento area they have realized a pretty big downturn. In the new housing market just too much building has way lowered the supply and demand so inventory is high. The builders have scaled back so things are stabalizing. About the prediction is that the sky is falling, I believe that there is one more adjustment then the used inventory will dissapate and the values will stabilize once the fed actually lowers the rate back into the 5 range again. Once those sub prime loans are flushed out of the system and new lending laws in place we will be back on track.

I believe there are several nice homes being built around the lake but the specific target group is the retired person looking to get away and have some distance between them and the hustle/bustle. RR

supply and demand

the meth heads are buying everything up! HAR!

There are very few lakes in CA that people can build homes along the shore, that don't fluctuate 80 feet+ a year. Lake Tahoe, Clear Lake, Lake Almanor are premium real estate for that reason.

I personally will be selling my California $600k tract shack and retiring to somewhere like Lake Lanier, where for the same money you get:

I like this dump!

except it doesn't have a dock!

You have to have a Playboy bunny wife who blows the TRPA on a daily basis to get a dock of your own around Lake Tahoe.

Carnelian Bay, Zepher Cove are just rediculous to get close to the water.

"I'm going out to fish," Simon Peter told them, and they said, "We'll go with you." So they went out and got into the boat, but that night they caught nothing.
