Moving to the Delta OR Clear Lake

Mona and i are talking about moving to the Delta or Clear lake:shock: :D .What do you guy's think :?: We would like to live on the water but don't know where to look.Does it really matter?Sure,would love to wake up and jump in the boat! Not have to drive 40 min. to a rat hole :twisted: Don't get me wrong,i love my So. Cal. lakes but the Delta is a place where you could never learn it all in a life time.Maybe because it was are first time or the GREAT PEOPLE.There seems to be something special about the Delta.Can not wait to get more time on the water(Delta).If anyone has any info.,we should need.The DOES AND DON'TS :!: Where not to live,ETC...Please let us know :D YOU GUY'S ROCK :!: :twisted:

Todd,
If you end up going the Delta route, let me know. I have a number of foreclsoures in Discovery Bay that may fit your needs, Your other option will be Bethel Island for on the water living, but a major difference in the communities.

Shoot me a PM or give me a call (209) 321-1868 and I'll be happy to e-mail you what is currently available and also any upcoming properties that have not yet hit the market.

Biggest consideration in Discovery Bay will be your distance to "fast water". Some homes will have you idling for 30 minutes or more which is a real pain after a while.

If it was me I would move to the delta, not only is there the delta you also have the motherload lakes and still a short drive to CL

If I was going to move again IN Ca it would be the Delta

Delta all the way.You not only have Largemouth there are Striper's and lot's of other fish.Plus like stated before it's not to bad of a drive to other spot's.Better get used to fog though.

Clear Lake has some pretty cheap property now,maybe not on the water,but man some of that area is a little ratty.

Discovery Bay, Tracy, Livermore (Still Redneck), Brentwood, Oakley would only be considered know...I've lived in this area all my life..Anything north of said or south of said, NOT, especially tract homes.

Call Liz Cuccia or Cooch's ????? for a realtor,,,shes been in it for over 25 yrs.

... But remember you do not have to rush into and buying something right away w/o knowing the area first.

You can consider comming up here and renting while you get to spend time looking for what you want - and a realator to look specifically for what you are wanting while you are learning the area.

The housing market here still has not bottomed out - There is another wave ( should be the final one) of forclosures hitting the market now ~ and I think the loan rates will continue to give some more hopefully as well.


Just be up here by March bish. :wink:

I'd also consider what the wonderful folks that run this state have in mind for the Delta. There may organized parties of non native fish killing teams out there if some of these whack jobs get their way.

Can't go wrong with either of the two in my opinion.

Todd make sure it has a 3 car garage (that stays empty) and a spare bedroom so I have a spare place to put my boat and lay my head if Mom and Dad are out of town and forget to leave the keys :lol: :lol: :lol:

I also agree with Dan Think it out and if you guys really want to move then go slow unless you find what your looking for right away, there are deals out there and I'm sure there will be more for the next 6 months.

But this is a Great time to make a move if thats whats in the cards for you cann't go wrong on the housing market being down like it is

Having made the move from santa clarita to clear lake (kelseyville) a couple of years ago here are some points.
1. Any where in lake county will be major culture shock coming from so cal. If you want extremely slow life style CL is the way to go compared to the delta.
2. CL is an awesome fishery so is the delta. The big advantage to the delta is endless miles to fish.
3. Both RE markets have gotten hammered but I think the delta area will rebound much higher given the bedroom community aspect to east bay.
4. Both areas have nice on the water places as well as alot of areas that are very close to access. I live above soda bay with an awesome lake view and 3 minutes to the closest ramp.
5. Again, if you want alot of the conviences of so cal the delta is a better choice. Lake County suffers from the dont get any bigger attitude of the longtime locals (they want a small quiet community without big box stores).
6. Another major advantage of the delta area is central location to other places to fish. It takes 1:15 to 1:45 to get to the I-5 from the better neighborhoods around CL. CL is about 3 hours from the delta (bethel island), 3 from Shasta, 2.5 from oroville.

IF I had to do it over again I would probably choose the delta over CL because I travel to fish all the FLW T's in the west. Who knows, given the RE market at the delta I might get a place down there as well.

Todd - move down to Delta way- I didnt get a chance to meet you so I dont know your situation but there are more jobs in the sac area then the Lakeport area that is for sure. Also too from Delta to Clear Lake is hour and fortyfive without TRAFFIC :) so your never too far.

I know three years ago when my wife and I came up here to visit we moved up here three months later.... these guys hate us transplants cause we have super finesse ways of catching fish but they are good guys and get over it quickly.

Add Manteca, Lathrop (flood zone), and Ripon to that list. I'd choose the Delta as it's pretty much central which makes it very, very hard to decide which water to fish!

Culture shock is an understatement. Take it from a soCal transplant. Belive me, you will regret NOT moving up here!

Many years ago I moved to Davis/Sac to go to college and learn the northern lakes and I think that Sac is a great place to live for someone wanting to have access to the Delta, CL, Oroville and Shasta-Best move I ever made.

I almost moved back two years ago but the wife wanted no part of it. My boat and truck spend a lot of time in the Sac airport or a at friends house in Roseville.

I also looked at Brentwood but at the time it was out of my league. I think that March Lane in Stocton is a sleeper.

I agree that the Delta give you more access to I-5 and Southern Cal, the Bay area, and the general population and malls. I can tow a boat from Southern Cal to the Delta in 5.5-6 hours in my sleep.

If the need for employment or business environment should ever figure in your decision, there are infinitely more opportunities in the Delta area. Same with medical care.

My wife and I we were up at CL Saturday .
Looked at some homes right on the H2/0.
A OLD 1b/1b 750sf but new dock
for $349K A relly nice one 3b/2b 2000sf built in 2005 H2/0
20ft out the back door new dock and lift.NICE place..
But $ 850K....... I think we will look over at the Delta all so.
I like CL O and im in Santa Rosa now..

He's not going anywere :roll: I'm not sure what part of town you guys went though on the way back but when you all were filling upwith gas at the Flying J he got a deal on a crack pipe and a 8ball :shock: and he is just screwed up in the head right now 8)

C'mon slimmy... by the time they're up here, the fishing is just going to be getting good! Donkeys and whales for all!!! I'm sufferin' through this Winter bite just so I can learn the waters, so's I don't have to waste valuable time once the bite is on! Sure can't wait...

Besides, more options for you folks to leverage when you have a hankerin' to get on a real body of water and catch something that will test your skilz! :shock: :twisted:

And instead of buying a houseboat, just check into renting the boathouse next to Cooch's garage... :idea:

Dale if your looking to stay in a houseboate David Rosso lives right down the road from the ramp and has a 35fter or so that he rents out for a good price. I have stayed there and you can sleep 4 easy in it the shower is alittle small but not that bad, its like from the 70's but in good shape. Kit BBq and all

you also have a slip under a cover right there for your boate so once you drop your boat at the family ramp for free, you can unhook your trailer and leave it in there storge area right there and park your truck at the house in the drive way. take the boat to the covered dock and your set till your leaving

I'm not sure what the price is Now but it was 80.00 a night last time I was there. hes price was the same as the motel and I'm sure he makes it that way, he is just trying to make some side money and not trying to get rich off of this
